Air-Conditioning Inspections (TM44)
All buildings with air conditioning systems of over 12kW are required to have an inspection and report. Failure to produce a current inspection report may lead to a £300 fine per building.

Who needs to do what, by when?

Systems that total 12kW and over required an inspection report by 4th January 2011.
​
New units - if your unit was first put into service after 1st Jan 2008 then you will require your first air conditioning inspection five years after the installation date.
​
If you have taken over an existing air conditioning system from 4 January 2011, if no inspection report exists, you must have the system inspected within three months.
​
Systems that total 250kW and over require an inspection report to be in place by 4th January 2009.

Reports competed after April 2012 must be lodged on the CLG web site.
